Framingham Sales Range From $157,000 To $1.6 Million Condo Deal

FRAMINGHAM -- Nineteen property transfers were recorded at the South Middlesex Registry of Deeds for Framingham between June 19 and July 18, led by a $1,635,800 condominium sale on Country Farm Road that was the period's only transaction to top $1 million.

MARKET OVERVIEW

Of the 19 recorded deeds, 13 listed a disclosed sale price, ranging from $157,000 to $1,635,800. The median sale price among those 13 transactions was $650,000. The remaining six deeds -- a mix of within-family and trust transfers -- did not disclose consideration amounts, which is standard for that type of filing. Nineteen deeds over a four-week span is a moderate volume of activity for Framingham; the dataset does not include prior-period figures, so it is not possible to say whether the pace is accelerating or slowing relative to earlier months.

TOP SALES

The period's highest-priced sale was 31 Country Farm Road, Unit 31, which sold for $1,635,800 on June 23. Grove Street LLC sold the unit to Franklin Grynkewicz and Lynne Johnson.

210 School Street sold for $930,000 on June 23. Mark and Ekaterina Rutenburg sold the property to Anna and Drew Guerrera.

19 Hayes Street sold for $905,000 on June 22. The Gong and Deng Trust, with Xin Gong as trustee, sold the property to Terezinha Almeida.

14 Lorna Drive sold for $865,000 on June 22, with Catherine Yarberry and Austin J. Nagle Sr. listed as sellers; no buyer was listed in the deed record.

A Framingham property recorded only as "Framingham, MA," without a specific street address in the deed data, sold for $665,000 on June 22. Louis V. Cintolo and Caroline L. Connor sold the property to Erik L. Schoonover and Lindsay Schelhorn.

NEIGHBORHOOD BREAKDOWN

Main Street saw two same-day sales on June 23: 83 Main St. sold for $655,000 and 81 Main St. sold for $470,000, both transferred from Trackside Investment Corp. to Main Street LLC.

Kendall Avenue also had two transactions in the period: 88 Kendall Ave. sold for $562,500 on June 22, and 47 Kendall Ave. sold for $510,000 on June 24.

By price tier among the 13 disclosed sales, nine fell between $500,000 and $1 million, three sold below $500,000 -- 126 Beaver St. Unit 132 ($157,000), 915 Edgell Rd. Unit 61 ($235,000) and 81 Main St. ($470,000) -- and one, the Country Farm Road condominium, exceeded $1 million.

MARKET NOTES

Six of the 19 recorded deeds involved transfers within the same family or into a trust, and none of those six disclosed a sale price: 35 Donna Road (Benjamin Bradley to Benjamin and Kelly Bradley), 1500 Worcester Road Unit 517 (Hasmukh and Bharati Shah to their own revocable trusts), 9 Fenwick Circle (Howard and Kirsten Meisner to their own trusts), 27 Bellefontaine Avenue (Christopher and Tina Crotty to their own trusts), 21 Elizabeth Circle (Faiz Abrar and Janet Sheikh to Hamid and Faiz Abrar), and 6 Hawk Lane Unit 35 (Ruy Cardoso and Alice Cunningham to their own revocable trusts).

At least five of the 19 sales involved condominium units, identified by unit numbers in the deed records: Country Farm Road, Beaver Street, Worcester Road, Edgell Road and Hawk Lane. Bedroom, bathroom and square-footage figures were not available in the deed data and are omitted accordingly.
