Framingham Home Sales Median Tops $685K as Upper-Tier Deals Dominate June

FRAMINGHAM -- Ten of 18 recorded property transfers in Framingham between May 31 and June 29, 2026, carried disclosed sale prices, with the median coming in at $685,500 and the top transaction surpassing $899,000.

MARKET OVERVIEW The period produced 18 recorded deeds, of which 10 included a disclosed consideration amount. Among those 10 priced transactions, sale prices ranged from $140,000 to $899,500, with a median of $685,500. Seven of the 10 priced sales fell at or above $655,000, indicating the bulk of disclosed activity clustered in the upper price range. 5 Barker Lane sold June 3 for $775,000. Zachariah William Trotz and Robin Elizabeth Schectman purchased the property from Jeffrey D. Stalker.

71 Delmar Ave. sold June 3 for $740,000. Nazar and Evangelia Kaimaki Ohanessian purchased the property from Dennis Creedon and Catherine Regan.

6 Woodward Rd. sold June 1 for $700,000. Yu Qiu and Yuanyuan Guo purchased the property from Julivalda C. and Carlos A. Medeiros.

NEIGHBORHOOD BREAKDOWN Four of the 10 priced sales — 55 Pleasant St., 5 Barker Lane, 71 Delmar Ave., and 655 Water St. — all recorded on June 3, each pricing between $655,000 and $899,500. Two sales fell in the $500,000–$700,000 range: 29 Greenleaf Circle at $671,000 and 6 Woodward Rd. at $700,000. One sale, 11 Danforth Park Rd., landed in the $500,000–$550,000 tier at $515,000, and 23 Stillman St. came in just below $500,000 at $485,000. The lone outlier was 126 Beaver St. Unit 63, a condominium unit that sold for $140,000 — well below all other priced transactions in the period.
