Framingham Median Home Sale Price Reaches $700,000 in Late Spring Period

FRAMINGHAM -- A single-family home on Dartmouth Drive became the period's top transaction, changing hands for $1,020,000, as 11 of 19 recorded deed transfers in Framingham carried disclosed sale prices between late May and late June 2026.

  • The South Middlesex Registry of Deeds recorded 19 property transfers in Framingham between May 28 and June 26, 2026. Of those, 11 included disclosed consideration amounts ranging from $140,000 to $1,020,000, with a median sale price of $700,000. The remaining eight transactions carried no disclosed price, a common occurrence in deed records, particularly when transfers involve trusts or estate arrangements. Eleven priced sales over a roughly four-week span represents a moderate level of recorded market activity for a mid-sized city.

  • The highest-priced transaction of the period was 11 Dartmouth Dr., which sold May 28 for $1,020,000. Christopher L. Hendry and Jillian G. Hendry purchased the property from Samuel J. Skura and Mindy S. Skura.

8 Stanley Dr. was second, selling May 28 for $935,000. Ayesha M. Patel and David G. Boggs acquired the property from Arkabandhu Chowdhury and Karthika Sankar.

A sale recorded June 2 — address listed without a street number in the deed data — fetched $900,000. Paul Walsh and Tracey J. Walsh purchased from Paul Benoit and Donna Benoit.

6 Childs Cir. sold May 29 for $812,000. Jonathan Aponte and Alejandra Lopera Aponte bought from Lloyd H. Tucker Jr., trustee.

25 Duffett Rd. rounded out the top five, selling May 28 for $735,000. Jake Jones and Karisma Ramesh purchased from Todd Stelmach and Charlene Stelmach.

  • At the upper tier — $800,000 and above — four transactions accounted for sales on Dartmouth Drive, Stanley Drive, Childs Circle, and one address without a full street listing in the deed record. The mid-tier, between $500,000 and $800,000, included three sales: 25 Duffett Rd. at $735,000, 6 Woodward Rd. and 92 Dennison Ave. each at $700,000, and 79 Woodland Dr. at $540,000. Two of the three sales with two properties sharing an identical disclosed price — $700,000 — occurred on different streets, Woodward Road and Dennison Avenue, both recorded May 29 and June 1 respectively. The lower tier, below $500,000, comprised three disclosed sales: 1301 Windsor Dr. Unit 1301 at $345,000, 29 Gordon St. Unit 107 at $252,000, and 126 Beaver St. Unit 63 at $140,000. Notably, all three sub-$500,000 sales involved condominium units.
